Englewood Lighthouse Resort Terms and Conditions
RESERVATION DEPOSIT: A 15% Reservation Deposit is required to confirm a reservation outside of the 30-day window before check-in. Reservations made within 30 days of the check-in date do not require a Reservation Deposit and must be paid in full at the time of booking. Payment must be made with a valid credit card. 
ADDITIONAL CHARGES: Any loss or damage to the Englewood Lighthouse Resort property will be charged to guests’ accounts. These charges include, but are not limited to, the following: number of guests exceeds that which is listed on the rental contract, excessive cleaning, excessive laundry, rearranging furniture that has been moved, replacement of missing items from unit (including towels), soiling of towels, linens and carpets, costs of excessive cleaning, $20 lost key fee, and misuse of items belonging to the property. Additionally, if any guest refuses entry of the Pest Control technician into their cottage during their stay, there is a $20 fee. A $200 smoke cleaning fee will be charged to any guest occupying a cottage that reveals evidence of smoking in the cottage during their stay. A $500 smoke cleaning fee will be charged to any guest occupying the Beach Condo that reveals evidence of smoking in the Beach Condo during their stay. Guests who allow pets into any cottage will be assessed a $50 per day fee. (This fee does not apply to Service Animals as defined by the ADA.) There is a $50 cottage change fee for any guest that requests to move to a different cottage after entering the reserved cottage. Children ages 3-16 are $5 per night. Early checkin is $10 per hour, subject to availability. Late checkout is $10 per hour with 24 hr advanced notice, subject to availability, and $20 per hour within 24 hours of scheduled checkout. 
PAYMENT: Reservations made within 30 days of the check-in date do not require a Reservation Deposit and must be paid in full at the time of booking. Reservations made outside the 30-day check-in window require the remaining balance payment to be paid no later than 30 (thirty) days prior to check-in date. If remaining balance is not received by that due date, the Reservation will be cancelled, Englewood Lighthouse Resort retains Reservation Deposit, and that cottage will be made available to other Guests. 
CANCELLATION/REFUNDS: All guest cancellations must be in writing either by fax or email. All guest cancellations will be subject to the forfeiture of the 15% Reservation Deposit. For cancellations on reservations greater than 30 days before check-in, guest will receive a refund of any payments that exceed the Reservation Deposit. For cancellations on reservations less than 30 days before check-in, no refunds will be given. Also, No refunds will be given for early check-out.
RENTAL TERMS: Englewood Lighthouse Resort unilaterally and at its sole discretion reserves the right to change or cancel any reservation for any reason with refunds made accordingly, in the event this property becomes unavailable for rent. Englewood Lighthouse Resort agrees to use best efforts to secure an equivalent rental property. If this is not possible, Englewood Lighthouse Resort reserves the right to cancel this reservation and return all monies to Guest.
Guest agrees to allow Englewood Lighthouse Resort and/or assignees the right to enter due to the following:
a) To make necessary or agreed repairs. b) To supply services agreed upon. c) In case of an emergency, we reserve the right to enter at any time for the purpose of safe keeping or prevention of further damage. 
Note: Guests must notify us if they will be absent from the property for more than 2 days.

ENGLEWOOD LIGHTHOUSE RESORT RESPONSIBILITIES:
a) We will give you the right to occupy cottage per agreement. b) We will provide and maintain appliances. c) We will not be liable for interruption of electrical, water, cable, and internet services that are beyond our control. Please promptly notify us of any problems with these services. You may not end this agreement because of these interruptions. d) Englewood Lighthouse Resort does not provide daily housekeeping services.


GUEST RESPONSIBILITIES:
a) Guests must notify us of any leaks, defects or problems. b) Guests acknowledge the cottages are transient rental apartments not permanent lodging. c) Guests may not use cottages for any unlawful, improper, or offensive purposes. d) Furniture is not to be moved within or from the cottage. e) No parties or functions within the rental property. f) No smoking within the cottages. g) Please obey all house rules posted in cottages. h) One parking spot is assigned for each cottage. i) At no time will a cottage guest and their guests occupy more than two parking spots on the property. Manor House guests may occupy a maximum of three parking spots j) Boat trailer parking is sometimes available on a first-come first serve basis, limit one maximum per cottage. k) Trash and recyclables are to be deposited into their respective containers. l) Guests must conduct themselves in a reasonable manner and not disturb any other guests. m) No pets allowed on resort property at any time. n) No parking shall block the circular driveway l) If Guest does not leave two keys on key rack or on kitchen table at checkout, the automatic $20 lost key fee will be charged. 

PET POLICY:
Pets are not permitted anywhere on the resort property by guests or their visitors.  

POOL POLICY:
Pool access is only granted to guests of Cottage 3, 4 and 5. Guests in Cottages 1,2 and 6 are not allowed to use the pool, as per County Health Department Regulation.  

MISCELLANEOUS:
a) This contract is binding and cannot be modified or terminated by a sudden change of circumstance b) Changes: The booking agent must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation c) Guests must leave unit on the date and time designated, unless prearranged, and any additional rent must be paid in advance d) Abandoned possessions: We will not be responsible for any guests’ personal effects left in the cottage. We will be glad, if found, to mail them to guests, at their expense plus a $10 handling fee. e) Cottage must not be sublet or assigned. f) Guest agrees to be responsible for any and all legal fees incurred by Englewood Lighthouse Resort and its owners in defending these terms of service whether or not litigation is inititated.
CHECK-IN TIME: After 3:00 p.m.
CHECK-OUT TIME: By 10:00 a.m.
DISCLAIMER:
Unfortunately we are not responsible for any noise outside the perimeter of the property, inclement weather, or hurricanes. Travel insurance is recommended. Englewood Lighthouse Resort has final authority concerning all matters.
GUESTS, FOR THEMSELVES, AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNEES, HEREBY RELEASE ENGLEWOOD LIGHTHOUSE RESORT AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
Changes to the Terms and Conditions
Englewood Lighthouse Resort reserves the right to revise its policies at any time without notice.
